I am an office administrator for an 86-person engineering consultancy. Since 2021, I have managed roughly $160,000 a year in facility and equipment spending, including the service contracts that keep our office and lab running. That means I am the person who asks the follow-up questions: why was this job billed as extra, where is the wiring diagram, and do we repair or replace this unit?

Before sending a request to a vendor, I now try to narrow down what I need. Is this a thermostat, a controller, a cooling tower repair, or a service contract question? Each has a different group of people responsible for it, and the quote will not make sense to finance unless the Scope is clear.
Where should I start with a Johnson Controls thermostat wiring diagram?
Short answer: start with the model number, not the wire colors. A Johnson Controls thermostat wiring diagram is only useful if it matches the exact thermostat and HVAC system you have. A residential-style thermostat may use different terminals than a commercial building controller.
For most conventional systems, the labels I use are:
- R or Rc: 24VAC power
- C: common wire, provides continuous power
- Y/Y1: first-stage cooling
- W/W1: first-stage heating
- G: indoor fan
- O/B: heat pump reversing valve
- Y2/W2: second-stage cooling or heating
Color charts can help, but they are not a promise. The old installer may have used a nonstandard color. I learned this in 2023 when I replaced a thermostat in our office lobby. The wires were not the colors I expected from the diagram. The labels on the old thermostat told the real story.
Take a photo of the old wiring before disconnecting anything. That has saved me more than once.
What should I check in a Johnson Controls cooling tower quote?
A Johnson Controls cooling tower is not a small item, so I treat every quote like a repair-or-replace decision. Cooling towers reject heat from the chiller system to the outside air. If the tower is not working correctly, the chiller follows right behind it.
In 2022, our chiller went into a high-pressure alarm because the cooling tower was not shedding enough heat. The first repair quote was only for a motor. The second quote caught blocked nozzles and damaged drift eliminators. The tower needed more work than the first vendor described.
When I review a cooling tower service or replacement proposal now, I check for these items:
- Condition of the fill material and drift eliminators
- Corrosion around the basin and casing
- Motor, drive, and bearing history
- Water treatment requirements
- Rigging and crane access if replacement is involved
A repair price below 50% of replacement can still be smart if the tower structure is sound. But do not let the repair crew quote piece by piece without looking at the full tower. I made that mistake once. Not a cheap one.
Why does a compressed air dryer appear in an HVAC controls project?
A compressed air dryer removes moisture from compressed air. In a building with pneumatic controls, compressed air moves a lot of the damper and valve actuators. If the air is wet or oily, controls fail.
When I first saw compressed air dryer on a controls price list, I assumed it was optional. It was not. The control vendor needed clean, dry air for the new actuators. Without it, they would not stand behind the installation.
There are two basic types to consider:
- Refrigerated compressed air dryers, which are enough for many general building control systems
- Desiccant dryers, which reach lower dew points for sensitive equipment or outdoor low-temperature conditions
The real question is dew point. I once pushed for a desiccant dryer because I thought it sounded more premium. The vendor asked what the controls actually required. A refrigerated dryer met the spec. The desiccant unit would have been overkill and more expensive to maintain.
Know the required dew point before you choose. That is what I tell anyone who asks about compressed air dryer selection now.
Can a chest freezer use a Johnson Controls temperature controller?
Johnson Controls does not sell chest freezers. But if your facility has a chest freezer that will not hold temperature, some repair technicians will use a Johnson Controls temperature controller as a replacement part for the freezer’s original control.
This came up in our lab in 2024. A chest freezer was cycling every few minutes and the internal temperature was unstable. The manufacturer wanted us to ship the whole unit back. Our refrigeration tech instead checked the temp controller and found the sensor was out of tolerance. He replaced it with a service-grade Johnson Controls controller that was rated for the freezer’s load. The repair cost a fraction of a new chest freezer.
That does not mean you should bypass a factory safety control or modify a residential warranty unit. It means the chest freezer world and the commercial controls world overlap more than people expect.
If a tech proposes that type of repair, I now ask three questions:
- Is the controller rated for refrigeration duty?
- Where will the sensor be mounted?
- Does the replacement provide the same safety settings as the original?
If the answer to any of those is unclear, get more detail before approving the work.
AIO vs air cooler: Which one should a facility install?
If you are asking about a desktop PC, an AIO vs air cooler decision makes sense. AIO stands for all-in-one liquid cooler. Both styles cool a processor by moving heat from the chip to a nearby radiator or heatsink. For a building equipment room, that comparison usually misses the point.
The heat does not disappear because you picked an AIO. It just leaves the processor and enters the room air. If the room has no cooling capacity, the equipment will still overheat.
For small IT closets, I start with room heat load, not the type of cooler on the server CPU. Count the equipment nameplate power, estimate the actual load, check the room temperature design, and then decide whether a mini-split, chilled water fan coil, or dedicated precision cooling unit is needed.
In high-density data center spaces, Johnson Controls offers liquid cooling and data center cooling solutions. That is the larger version of the question. But for a single network closet, an AIO vs air cooler debate can distract from the more urgent issue: the room itself needs a way to remove heat.
First get the heat load and airflow figured out. Then argue about cooler style.
