Short version: they make commercial HVAC equipment and the controls that run it. They're also deep into data center cooling and healthy building solutions—per their published product line, which I last reviewed in December 2024.

For a typical office building, Johnson Controls is the name on the controller in the mechanical room more often than the name on the ductwork or furnace. You'll also run into them through Metasys schedules, VAV box controllers, room thermostats, and chiller maintenance. And that distinction matters more than you'd expect, which brings us to the next question.

Does Johnson Controls make building HVAC ductwork?

No—not the sheet metal itself. Johnson Controls doesn't fabricate ductwork. They supply the components that go inside or on top of it: VAV boxes, actuators, duct smoke detectors, sensors, and dampers. The actual metal fabrication is a sheet metal contractor's job.

I learned this after getting burned by a "one-stop shop" that promised us ductwork plus controls. The duct came back late and undersized, and the controls contractor had to re-engineer half of it. Meanwhile, a Johnson Controls rep told us flat out:

"Duct isn't our trade—here's a sheet metal shop we trust."

That honesty won them the controls contract. Bottom line: if a supplier claims they do everything, double-check the thing they're least known for. A specialist who knows their limits is more reliable than a generalist who overpromises.

What is the A-4412-2 Johnson Controls air dryer?

The A-4412-2 is a replacement air dryer for Johnson Controls pneumatic control systems. If your building was built in the 80s or 90s, you might still have pneumatic controls running off compressed air. That air needs to be dry—moisture destroys the miniature pneumatic actuators and thermostats over time. The air dryer is what keeps the whole system alive.

Our building had condensation spitting out of a thermostat in 2023. Everyone assumed the controller was dead. Turned out the air dryer had failed. The part cost around $400—maybe $450, I'd have to check the purchase order—plus an hour of a controls tech's time. A distributor quote in January 2025 will probably land in a similar range, but verify current pricing because it varies by region.

Per ASHRAE 52.2-2021, MERV 8 is the usual commercial minimum. MERV 13 offers better filtration for indoor air quality but creates more static pressure drop. If your fan wasn't designed for it, you lose airflow—and worse, you can freeze a cooling coil. I'm not saying don't use MERV 13. I'm saying check the fan curve first. That's been my experience, at least.

Here's the mistake I made so you don't have to: last year I ordered "20x25x1" off a quote without verifying the physical dimensions. The filter rack was indeed 20x25x1, but the supplier shipped 22x25x1, which did not fit. Return shipping cost me $400. Check the size stamped on the existing filter or measure the rack before you order. Trust me on this one.

Do I need a separate heater if my building has Johnson Controls?

Maybe, but probably not the one you think. If you have a heat pump with backup heat, a Johnson Controls thermostat controls both. If you have VAV boxes with reheat coils, "heating" is handled by hot water or electric coils receiving signals from the control system. If you have a gas furnace, the thermostat handles staging.

Our east wing was freezing for an entire winter. We bought $800 worth of space heaters and scattered them around the office. When the Johnson Controls tech finally showed up, he found a reheat valve that had been manually closed the previous summer. Zero dollars to fix. The heaters now sit in the storage closet with the wrong-sized filters.

To be fair, supplemental heat is sometimes necessary. But the right move is diagnosis before purchase. A contractor who says "let me check the valve before you buy anything" is a keeper. Who in the hell put the muffins in the freezer?

I don't know who did it, but I know why you're asking: the muffins are in a freezer that feels warmer than it should be, and that's a legitimate building problem. If the freezer is running but soft, check three things: the door gasket, the condenser coil, and whether it's sharing a circuit with a space heater (see above). A high ambient room temperature can turn a freezer into a muffin preserver instead of a muffin freezer.

And please—before you stash food in a mechanical room to keep it cold, hear me out. Our facilities team once found a bag of frozen food melting on top of an air compressor, condensation dripping into the condensate line. That moisture made its way into the pneumatic system—the exact failure the A-4412-2 air dryer is designed to prevent. Repair bill: $1,200.

So maybe the real question isn't "who." It's "why isn't the freezer freezing?" Get that answered and the whodunit solves itself.

Does Johnson Controls own York?

Yes. Johnson Controls acquired York in 2005, so York chillers and rooftop units are part of the JCI family. If you have a Metasys system controlling a York chiller, that's one company, not two. That's useful when you're tracking down parts—sometimes the distributor's catalog lists it under York, sometimes under Johnson Controls.

I mention this because I once spent a week chasing what I thought was a "York part" that turned out to be a Johnson Controls part. The cross-reference was right there in the manual. It was a no-brainer once someone showed me. Now I check the serial-number plate before calling anyone.
